Is Sooner State Flat Rate a discount brokerage? NO. Discount brokerages offer limited services. This means they don’t offer you any professional services outside of listing your property on the Real Estate Multi-List System and providing you with an electronic keybox. They don’t negotiate offers on your behalf, represent clients during the inspection process or assist in resolving any potential issues that arise from the inspections.
What generally causes contracts to fall apart? The 2 biggest reasons a contract will fall apart is financing, which can happen when a buyer hasn’t gone through the formal pre-approval process prior to making an offer. They could also be in the process of selling their home, in order to make a purchase and have their contingency fall apart. The most difficult financing complication is when you are days away from closing and the buyers’ credit has changed due to them making a big purchase prior to closing. Hands down the most challenging time during the contract, when many agents have contracts bust is during the inspection and repair period. Having an experienced professional representing you through this process can be the difference in closing. It is equally important that your agent have professional relationships with contractors and repair experts that can take care of any issue that arises, without breaking the bank. If an agent isn’t willing to represent you at every critical juncture in the process, you need to look elsewhere.
How do I know if I have priced my home too high? Pricing is the most important decision we make when listing your home. The first 30 days of a home being on the market generate the most traffic, not only in the home but online. If your home is priced too high, you greatly limit qualified buyers. Once a home has been on the market for 30 days or more, a stigma of that property is created, causing potential buyers to wonder what is wrong with the property-especially if price reductions begin. Most agents struggle with creating realistic expectations, pricing a home competitivly while ensuring money isn’t being left on the table for the sellers.
